I include homes actively on the market, and also look at homes that have expired without selling. We will look at this list together - with a live feed from the Multiple Listing Service, so you can see photos including the insides of these similar homes. This will give you a realistic idea of what consumers have been willing to pay for homes that are most like yours.

First impressions matter. The exterior of your home is the first thing potential buyers will see, so it’s essential to make it as inviting as possible. Simple tasks like mowing the lawn, trimming hedges, power washing the driveway, and adding a few potted plants or flowers can significantly enhance your home’s curb appeal. A fresh coat of paint on the front door and updated outdoor lighting can also make a big difference.

Consider renting a storage unit to temporarily house excess furniture and personal items like family photos, collections, and memorabilia. A clean, minimalist look will make your home appear larger and more appealing. YOU love your home, and have decorated it to reflect your style and interests, and it's sometimes hard to let that go, but it is best to be able to do so, to make room for someone else's hopes and dreams.

If your home is empty, consider hiring a professional stager to bring in furniture and decor that highlight the home’s best features. If you’re still living in the home, work with your Realtor to arrange your existing furniture and decor in a way that maximizes space and appeal. Sometimes, small touches like fresh flowers, updated bedding, and new towels can make a big difference. I focus on this in most of my listings.
6. Make Necessary Repairs
Before listing your home, take care of any minor repairs that could turn off potential buyers. This includes fixing leaky faucets, replacing cracked tiles, patching holes in walls, and addressing any issues with doors and windows. Buyers often overestimate the cost of repairs, so taking care of these issues ahead of time can prevent them from lowballing you on offers. It also shows them that you value your home.

Professional real estate photographers know how to capture your home in the best light, highlighting its strengths and making it stand out in listings. This small investment can pay off by attracting more buyers and getting them through the door. I only use professional photography in my listings.
